Position Summary
The Scheduler is responsible for developing, maintaining, and analyzing project schedules for hyperscale data center projects. This role works closely with Project Managers, Superintendents, Project Engineers, and executives to ensure schedules accurately reflect scope, sequencing, manpower, and project strategy.
This is not a passive scheduling role. The Scheduler is expected to understand how the work is built, challenge assumptions, identify risk, and proactively support decision-making through schedule analysis and scenario planning.
Key Responsibilities
Schedule Development & Maintenance
- Develop baseline and detailed construction schedules aligned with contract requirements and project execution plans.
- Build activity logic that reflects real installation sequencing, access constraints, testing, and commissioning requirements.
- Maintain and update schedules on a regular cadence using verified field progress and production data.
Schedule Analysis & Risk Identification
- Analyze critical path, near-critical activities, and float trends to identify schedule risk.
- Perform what-if scenarios and recovery planning to support acceleration, resequencing, or mitigation strategies.
- Identify impacts related to design changes, procurement delays, manpower constraints, and commissioning readiness.
Field & Project Team Integration
- Collaborate closely with Superintendents and Project Managers to validate activity durations, sequencing, and progress.
- Support development of look-ahead schedules and phase planning tied to field execution.
- Participate in coordination meetings to communicate schedule status, constraints, and upcoming milestones.
Reporting & Communication
- Prepare schedule narratives, dashboards, and progress reports for internal leadership and external stakeholders.
- Support owner, GC, and executive-level schedule reviews with clear, data-driven insights.
- Ensure schedule updates are consistent, transparent, and defensible.
Change Management & Claims Support
- Support documentation of schedule impacts related to changes, delays, or disruptions.
- Assist with time impact analyses (TIAs) and change order schedule exhibits as required.
- Maintain schedule records to support contractual and commercial requirements.
Standards & Continuous Improvement
- Support development of OEC scheduling standards, templates, and best practices.
- Identify opportunities to improve schedule accuracy, reliability, and integration with cost and productivity data.
- Promote disciplined planning and schedule ownership across project teams.
Qualifications
- Five or more years of scheduling experience in large commercial, industrial, or mission-critical construction.
- Experience supporting complex, multi-phase or program-level projects preferred.
- Strong working knowledge of CPM scheduling principles and best practices.
- Proficiency in Primavera P6; experience with Microsoft Project or similar tools is a plus.
- Ability to read and understand construction drawings and electrical installation sequencing.
- Strong analytical, communication, and collaboration skills.
- Bachelor’s degree in Construction Management, Engineering, or related field preferred.
